By engaging the services of Location Title & Escrow LLC, you agree to be bound by these Terms of Service. If you do not agree with these terms, please do not use our services. Your continued use of our services constitutes your acceptance of these Terms of Service.

2. Services Provided

Location Title & Escrow LLC is a licensed title insurance agency in the State of Florida, providing title insurance, escrow services, and closing services for real estate transactions in full compliance with Florida law and regulations. Our services include but are not limited to:

• Conducting thorough title searches to identify any defects, liens, or encumbrances on the property.
• Issuing title insurance policies to protect buyers and lenders against title defects.
• Managing escrow accounts to securely hold and disburse funds during the transaction.
• Facilitating the closing process, including document preparation, coordination with all parties, and disbursement of funds.

3. User Responsibilities

As a client of Location Title & Escrow LLC, you agree to:

• Provide accurate, complete, and truthful information regarding the property and transaction.
• Pay all fees and charges associated with our services in a timely manner as outlined in your service agreement.
• Cooperate fully with our staff during the title search, escrow, and closing processes.
• Comply with all applicable laws, regulations, and industry standards.

4. Fees and Payments

Fees for our services are based on the type and value of the transaction and will be detailed in your service agreement or as otherwise communicated. Payment is due at the time of closing or as specified in the agreement. Failure to pay may result in suspension or termination of services, and you may be responsible for any additional costs incurred.

5. Limitation of Liability

Location Title & Escrow LLC takes all reasonable steps to ensure the accuracy of title searches and the proper handling of transactions. However, we are not liable for any losses or damages resulting from title defects that are not discovered through standard title search procedures. We strongly recommend that all clients purchase title insurance for additional protection against unforeseen title issues.Location Title & Escrow LLC is not responsible for the actions or omissions of third parties involved in the transaction, such as lenders, real estate agents, or government agencies.

6. Confidentiality

We respect the confidentiality of your information and will not disclose it to third parties except as necessary to provide our services or as required by law. This includes safeguarding sensitive financial and property information in accordance with applicable privacy laws, including the Gramm-Leach-Bliley Act (GLBA).

7. Governing Law

These Terms of Service are governed by the laws of the State of Florida, without regard to its conflict of law provisions.

8. Dispute Resolution

Any disputes arising from these Terms of Service shall be resolved through binding arbitration in Miami-Dade County, Florida, in accordance with the rules of the American Arbitration Association. Arbitration shall be the sole method of dispute resolution, and the decision of the arbitrator shall be final and binding.

9. Termination

Location Title & Escrow LLC may terminate or suspend your access to our services at any time, with or without cause, and with or without notice, if you fail to comply with these Terms of Service or your service agreement. Upon termination, you remain responsible for any outstanding fees or obligations.

10. Entire Agreement

These Terms of Service constitute the entire agreement between you and Location Title & Escrow LLC regarding the use of our services and supersede all prior agreements or understandings, whether written or oral.

11. Amendments

We may update these Terms of Service from time to time to reflect changes in our services, legal requirements, or business practices. Your continued use of our services after such changes constitutes your acceptance of the updated Terms of Service. We will notify you of any significant changes by posting the updated Terms of Service on our website or through other reasonable means.
