The Closing Process with Location Title & Escrow LLC - Step by Step

1. Contract Receipt & Escrow Opening

   We receive your purchase agreement and open an escrow account, holding the earnest money deposit securely.

2. Title Search & Examination

   Our team performs a comprehensive title search and examination to identify any issues.

3. Lender & Party Coordination

   We work closely with lenders, real estate agents, and other parties to gather necessary information and satisfy conditions.

4. Document Preparation

   We prepare all necessary closing documents, including the settlement statement, deed, and mortgage.

5. Closing Disclosure Review

   Buyers and sellers review the Closing Disclosure (CD) to understand all final costs and terms.

6. Closing Appointment

   All parties sign the necessary documents, either in person at our office or remotely via RON.

7. Funding & Disbursement

   Once documents are signed and loan funds are received, we disburse funds to the appropriate parties.

8. Recording & Policy Issuance

   We ensure the deed and mortgage are recorded with the county, and issue the final title insurance policies.
