How county selection changes the estimate

Florida title insurance rates and mortgage taxes follow statewide schedules. Deed documentary stamp tax is different in Miami-Dade County, and the Miami-Dade discretionary surtax depends on the type of property transferred.

How are Florida title insurance premiums calculated?

Florida uses a promulgated premium schedule based on the amount insured. This calculator applies the original owner-policy rate tiers in Florida Administrative Code Rule 69O-186.003. Reissue credits, simultaneous-issue pricing, endorsements, and transaction-specific adjustments require a file review.

Why is Miami-Dade deed tax different?

Most Florida counties charge $0.70 per $100, or portion of $100, of consideration. Miami-Dade uses $0.60 per $100 and may add a $0.45 discretionary surtax. The surtax does not apply when the deed transfers only a single-family dwelling, so the property-type selection changes the estimate.

How much FIRPTA withholding may apply?

The general FIRPTA withholding rate is 15% of the foreign seller's amount realized. When an individual buyer has definite plans to use the property as a residence, the rate may be 0% at $300,000 or less or 10% above $300,000 through $1 million. Seller status, ownership shares, certifications, and IRS withholding certificates can change the result.

What is Florida's title insurance reissue rate?

A qualifying prior owner's or lender's title policy may reduce the base premium on a new owner's or refinance lender's policy. Florida's reissue schedule starts at $3.30 per $1,000 for the first $100,000 and $3.00 per $1,000 from $100,000 through $1 million. Prior-policy evidence and underwriting review determine eligibility.

How are Florida real estate contract deadlines counted?

The signed contract controls. Common Florida residential forms use calendar days and extend many deadlines that land on a weekend or observed national holiday, while some contract provisions and statutory disclosure periods use different rules. The calculator lets users choose calendar days, roll-forward treatment, or business days.
